Annual Letter received January 30, 2019

As stated below in the proposed budget letter and the expenditures for 2018, the Addition's finances are in jeopardy.  They had to pull from their reserve to finish off the bills for 2018.   As it was discussed at the annual meeting in October, 2018 the almost $4000.00 for the pond treatment has to stop.  Also, the mowing of almost $2000.00 has to be reduced or stopped.  There is no way to continue on this path without going broke.

Here are some ways to reduce the budget to increase operating capital.
RECOMMENDATIONS ONLY:

Treat the pond with copper sulfate.  Have a volunteer committee of 4-5 people for treating.  Save approximately $2500.00.  Also, Board needs to talk to city about water from city lake.  The city created this problem by over flowing Stone Lake into our pond after their pond is full.  The run-off situation was overlooked during the Stone Lake engineering.

Mow right-of-ways and park 1X per month or have land owners be responsible for their own right-of-way (which they legally are).  Or, have a work day every month for mowing and trimming.  You can save half or all with the selection of one of these options.  The Board could meet with the city and possibly work out a deal

Hopefully, the legal fees won't be necessary? 

I will pay my dues and do whatever I need to do this year. 

I RECOMMEND ALL RESIDENTS TO PAY THEIR FEES AND PARTICIPATE IN ALL WORK SESSIONS TO KEEP OUR ADDITION BEAUTIFUL!

Kansas homeowners deal with defunct HOA and foul smelling ponds

This article is about a community pond in Wichita.  A worth reading for all of us.  The Dell community pond is deeded as our pond is.  The bottom line is this:  It doesn't matter if their HOA went defunct, it is still the responsibility of all Homeowners to treat and maintain.  What bothers me most is the "rotten egg smell"which could be a form of H2S (hydrogen sulfide) in parts lower than 10ppm.  Above 10PPM, you can't smell it but then it becomes very fatal.


For those that were unable to attend the Knebler Addition Board meeting last night, October 30,  here is what you need to know. 

Here is how your money was spent in 2018 and the proposed budget for 2019!

Your dues were automatic increased by 10% to $180.00 per year for 2019.

KSA 58-4616 Records opened to owners

The request for records was presented at the the annual meeting on October 30, 2018 to the full Board and given to Mary Nusz.

The laws states records must be received within 10 business days and hopefully they will be received by November 10, 2018.
